Lark + Co

Revolutionizing Property Management in Denver

Kristin Johnson and Caitlyn Weiman, co-founders of Lark + Co, have built a unique, investor-centric real estate brokerage that is transforming property management in Denver. This dynamic women-owned firm specializes in managing long-term and mid-term furnished rental properties, ranging from single-family homes to smaller apartment complexes. Their approach straddles the line between residential and commercial real estate, filling a unique gap in the market.

“We are trying to change the face of property management,” Kristin emphasizes.

What sets Lark + Co apart from traditional property management firms is their innovative approach to maximizing rental income and maintaining properties. Rather than merely focusing on rent collection and maintenance, they critically analyze each property to determine whether it would be more profitable as an unfurnished or furnished mid-term rental. They also identify minor upgrades, such as new paint, lighting, or flooring, that can help owners achieve higher rental rates.

Lark + Co provides additional services that further distinguish them in the market. They offer construction management for owners looking to remodel or make adjustments to their properties and can furnish units for mid-term rentals if the owners are unable to do so. Their expertise in selecting cost-effective finishes that enhance property value ensures that clients' investments yield maximum returns.

Kristin and Caitlyn's deep understanding of investment properties comes from their experience as property owners themselves. This personal stake in property management drives their commitment to not only maintaining but improving the condition of the properties they manage. They aim to ensure that their clients are not just cash-flowing monthly but also building long-term generational wealth through well-maintained and appreciating assets.

Kristin’s journey into real estate began after being a stay-at-home mom for five years. With a background in art history and business-to-business sales, where she led a high-producing sales team of 10 before having children, she initially obtained her real estate license and worked as a real estate agent. As she began managing rental properties for her clients, her business grew organically, eventually leading her to meet Caitlyn and their other business partner, Joe, at a duplex she was managing.

Kristin’s passion for property management is evident in her enthusiasm for the dynamic nature of the industry. "No day is boring or the same. I enjoy networking, meeting with our tenants and landlords, and figuring out solutions to the day-to-day issues that arise. This industry is constantly evolving, and I love learning new strategies to implement into our business," she shares.

Caitlyn, originally from Michigan, moved to Colorado to attend CU Denver for a Bachelor of Fine Arts with an emphasis on Sculpture. After graduation, she got a job working for a mortgage broker. Finding desk jobs too monotonous, however, she decided to transition to real estate.

“I thought that sitting at a desk all day staring at numbers was too boring,” Caitlin says, laughing. “The mortgage broker was located inside a real estate office, so I got my license in 2013 and haven’t looked back!”

Caitlin began working with investors in 2015 and enjoyed incorporating her talent for numbers and analysis with a more dynamic work environment. She joined forces with Kristin in 2020, and together, they transformed Lark + Co into its current form by the fall of 2022.

"Transforming Lark + Co has been an incredible journey. Offices are boring, which is why our office is a bar," Caitlyn adds with a smile, highlighting the creative and unconventional spirit that drives their company.

Lark + Co's innovative approach and dedication to client success have positioned them as a leading choice for property management in the Denver Metro area. Their commitment to providing exceptional service and maximizing property value makes them a standout company in the industry.
